The trail is a mix of paved and gravel paths, with endless subsidiary routes off-shooting into rolling meadows overlooking gorgeous estates. The trail passes by magnificent Kent Academy, and on an exercise-filled day, you can even take the trail all the way to Chatfield reservoir.

If you are looking for a great place to take the kiddos, this open-air space is home to a fishing pier, picnic shelter, and playground. It is also located on the Highline Canal, so you can access it by bike or foot, with parking for those who wish to drive. 

Three Pond Park 

This untouched hidden gem is a breathtaking escape for a stroll, bike ride, or fishing outing. The soothing and serene atmosphere allows for bird watching and wildlife observing. If you are here long enough, you’ll be sure to see equestrians pass along on the dirt trails, horseshoes kicking up dust into Feather Reed.

Humbling resting on the south edge of Cherry Hills Village, Glenmoor Country Club resembles an old Scottish lynx-style course. The clubhouse hosts two quiet pools with cabanas and a water slide for the little ones, as well as exceptional indoor and outdoor dining. 

A Plethora of Education Options

Whether it’s private or public schools, Cherry Hills Village has some great options when it comes to education. The neighborhood is located in Cherry Creek School District (CCSD),so from K-12, your kiddos start at Cherry Hills Village Elementary, then move up to West Middle School, and lastly finish at Cherry Creek High School.  If you would prefer your children to attend private schools, the neighborhood is home to Colorado Academy, Kent Denver School, and St. Mary’s Academy.

Shopping, Restaurants, Culture

Cherry Hills Village is, well, a village. This means there are limited shopping and restaurants within the city limits; however, due to its close proximity to Denver and neighboring suburbs, endless restaurants, bars, grocery stores, and shopping are only a short drive away. We recommend Trader Joe’s at Cherry Hills Marketplace or Whole Foods at Southglenn Mall for groceries. Cherry Creek Mall is only a 15-minute drive north for some of Denver’s finest indoor and outdoor shopping, and Park Meadows Mall is a 15-minutes drive south. We also recommend catching a concert at Fiddler’s Green – a fabulous outdoor concert venue featuring A-level bands and breathtaking sunsets over the Rocky Mountains. 

Where to Eat?

Steakhouse 10 – This restaurant exudes old-school cool. Serving expertly crafted meats, our favorite is the Sinatra steak with a port and bleu cheese topping. 

Izakaya Den and Sushi Den – These sister restaurants have exemplified fine dining in Denver for decades. They’re across the street from each other in the Washington Park neighborhood and have unique takes on magnificently executed Japanese cuisine. The fish is freshly caught and flown in every day from Japan, handpicked by the owner’s brother. The quality and service are unparalleled—one of the best independently-owned Sushi restaurants in the nation. 

Pino’s Place – This delightful local spot by chef and owner Pino Saverino features food inspired by his childhood in Italy. They offer classics like Osso Bucco Agnello, Gnocchi, and Snapper Livornese. The specialty of the restaurant is their delightfully thin-crust pizzas. This small and delicious restaurant is a neighborhood favorite notorious for treating its customers like family. 

Sushi Co – This local sushi spot is relatively new but has made a splash by producing excellent cuisine in a relaxed environment. The restaurant’s highlights include a delightful sushi bar and creative handrolls.  

Shanahan’s – Named after two-time Super Bowl-winning coach Mike Shanahan, this exceptional steakhouse has a classic, old-school ambiance. Located in Denver Tech Center, we recommend the three-course Prime Rib Sunday Special. We also suggest taking a photo next to Mike’s two Lombardi trophies.

Home Prices Rise in Cherry Hills Village and Greenwood Village as Buyers Secure Limited Number of Premier Properties

DENVER – Home prices in Cherry Hills Village and Greenwood Village rose significantly year-to-date in July 2014 as buyers scrambled to secure a limited number of premier properties in two of metro Denver’s most desirable neighborhoods, according to statistics released by Kentwood Real Estate.  The average sales price in July 2014 was $1,685,166 compared to $1,520,457 in July 2013, an increase of 10.8 percent.

The average number of days on the market for homes in Cherry Hills Village and Greenwood Village declined dramatically from last year, which also reflects the current shortage of homes compared to last year.  Homes sold in July 2014 year-to-date were on the market an average of 101 days compared to 189 days for July 2013, a drop of 46.6 percent.

July statistics show that there are currently 107 residential listings in Cherry Hills Village and Greenwood Village.  Kentwood Real Estate, Colorado’s Premier Real Estate Company, enjoyed a 33 percent market share with 49 active listings in the two communities in July.

“While the metrics (sales volume, transactions, inventory and days on the market) show signs of year over year improvement, we are cautiously optimistic for the real market to remain stable for the Villages for 2014 and 2015,” said Peter Niederman, Chief Executive Officer of Kentwood Real Estate.

Denver area real estate brokers enjoyed a small reprieve from the dearth of homes in July as the number of homes on the market in all of metro Denver increased 6.5 percent in August, according to data from the Denver Metro Association of Realtors.  The market still remains tight, however, due in part to first-time homebuyers coming to the market across the metro area.

Cherry Hills Village Appoints Real Estate Executive Peter Niederman to Planning and Zoning Commission

CHERRY HILLS VILLAGE, CO – The City of Cherry Hills Village has appointed Village resident Peter Niederman to serve a two year term on the City’s Planning and Zoning Commission.  Niederman, a 23-year resident of the Village who is also an architect by training, was appointed to the seven member body recently, with an initial term expiring in June 2016.  He will be eligible for re-appointment at that time.

“Peter (Niederman) is an exceptional addition to our Planning & Zoning Commission,” said Cherry Hills Village Mayor Doug Tisdale.  “His background in architecture, not to mention the fact that he is unquestionably the leading residential real estate executive in the state of Colorado, make him the ideal choice for this important position.”

Niederman is best known as the CEO/Owner of Kentwood Real Estate, one of the most successful real estate firms in the country and traditionally the highest volume residential real estate brokerage firm in Colorado.  His commitment to Cherry Hills Village is exemplified by his donation last year, along with partner Frank Hutto, of The Alan Hutto Memorial Commons to the Village, a valuable two and a half acre parcel situated in the heart of Cherry Hills.

“Cherry Hills was reported by The Wall Street Journal as the #1 Best Suburb of America to Live In and it is the devotion of people like Peter Niederman that has earned us that accolade,” said Mayor Tisdale.

The Planning & Zoning Commission meets at 6:30 p.m. on the second and fourth Tuesday of every month at the Village Center.  The “P&Z,” as it is called, is responsible for reviewing all subdivision applications, rezoning requests, floodplain modifications and other development applications submitted to the City, and providing a recommendation to the City Council on those various applications. The Planning and Zoning Commission is also responsible for the preparation of the City’s Master Plan and making recommendations to the City Council on updates to the Master Plan.
