Memorial Day Events in Denver

Memorial DayMemorial Day is the unofficial start to summer here in the Mile High City and the weekend is always packed full of events perfect for the whole family! Here are just of few of the Memorial Day events happening around Denver this weekend.

20th Annual Veterans Memorial Day Tribute

When: May 26th | 10am – 12pm

Where: POF Hall | 1340 Sherman Street

This year marks the 20th year where military groups, veterans, Gold Star families, and community members from across Colorado will gather to honor the service and sacrifice of fallen military heroes from wars past and present over Memorial Day weekend. For the first time, the tribute will also recognize the service and sacrifice of 9/11 first responders.

Colorado Remembers

When: May 25th | 8am – 1pm

Where: Colorado Freedom Memorial

Colorado Remembers is in honor of Colorado military personnel and their families who have paid the ultimate sacrifice for their country. This event will have a free pancake breakfast from 8-10am, a remembrance ceremony from 10-11am, and time to visit the Colorado Freedom Memorial from 11am – 1pm. There is plenty of lawn seating for this event but please note to bring blankets and chairs for seating.

Colorado Rockies vs. Arizona Diamondbacks

When: May 24th – 26th | Times Vary

Where: Coors Field

Kick-off the weekend at Coors Field! Enjoy exciting major league baseball and head out to this series between the Colorado Rockies and the Baltimore Orioles.

Denver Day of Rock

When: May 25th | 2:30pm – 9:30pm

Where: 16th Street Mall

Denver Day of Rock is a one-day music festival benefiting the work of Amp the Cause. This free event features five stages of live music along Denver’s 16th Street Mall on Memorial Day weekend. Denver Day of Rock unites the community through music and family-friendly entertainment while also raising funds to help Amp the Cause continue to support non-profits in our community.

Denver Arts Festival

When: May 25th- 26th | Starting at 10am

Where: Conservatory Green Neighborhood at Stapleton

The Denver Arts Festival is a fine art and fine crafts festival that continues to be dedicated to supporting Colorado artists while also showcasing a select group of national artists. The Denver Arts Festival holds its annual premier event at Stapleton’s Conservatory Green Neighborhood. The fine art and fine craft exhibition features some of Colorado’s and the nation’s best artists with over 50,000 people expected to attend.

Run, Walk or Ruck

When: May 26th | 8:45am

Join Rocky Mountain Brew runs for a special event to celebrate the start of summer and honor Memorial Day. Kick-off the morning in a free 30-minute workout with Manic Training and then run, walk or ruck the 4 mile course on trails and paths through Highlands Ranch open space with great views of the snow-capped Rocky Mountains. Finish to an ice-cold brew, food trucks, and test your fitness in fun beer Olympics games!

South Gaylord Memorial Weekend Festival

The South Gaylord Street Festival Series invites you to participate in the 40th Annual Memorial Weekend Festival. April’s market trends require perspective to fully understand the big picture of what’s happening in real estate today.

In the entire residential market, it took twice as long to sell a house so far this year compared to last. While that sounds alarming, and the 100 percent increase is accurate, when you realize that means the median went from six days on the market in 2018 to 12 in 2019, it doesn’t look so bad. Less than two weeks on the market is still fast. That’s what seems to be going on right now: some stats look like the sky is falling, but when put into perspective you can see why prices continue to go up.

Average Single-family Home Price Hits New High

The average single-family home price hit a new high of $553,371 at the end of April and reached a year-to-date high of $527,244. The average condo price was up 2.62 percent from March, ending the month at $368,565; up 2.17 percent year to date.

More Housing Choices and More Demand

April ended with 7,012 active listings. In the past four years, active listings in April were in the low 5,000’s. We are up 36 percent year to date compared to last year. That is significant; yet we are in a seller’s market in every price range. Overall there is only 1.5 months of single-family and condo inventory. That is much lower than the 5-6 months needed to equalize the market between buyers and sellers.

Notably, 7,518 new listings hit the market in April, up 21.28 percent from March – and buyers swooped in with 19 percent more homes under contract month over month!

Luxury Market Loved April

The Luxury Market (homes priced $1 million+) saw pricing, number of homes sold and overall sales volume increase in April compared to the previous month and year. Last month, 234 homes in the segment sold, up 32.2 percent month over month and 4 percent year over year.

More choices, more contracts and prices still going up. No matter your perspective, these sound like good market conditions overall.
